Finding a place to live is often the biggest challenge and expense when you arrive in Adelaide. The rental market is competitive, but with the right approach you can find something safe and suitable.

Types of Accommodation

Short-term (first 2–6 weeks)

Airbnb, serviced apartments, backpacker hostels or temporary housing. Good for settling in while you search for something permanent.

Private Rentals

Full house, townhouse or apartment rented directly through a real estate agent. Leases are usually 6 or 12 months.

Share Houses / Rooms

Very common for students, young professionals and newcomers. You rent a room in a house with others. Often the cheapest option.

Best Suburbs for Newcomers in 2026

Northern suburbs (more affordable):

  • Salisbury & Salisbury North — Good public transport, lower rents, growing area.
  • Elizabeth & Elizabeth North — Among the most affordable options, with decent amenities.
  • Para Hills, Paralowie, Mawson Lakes — Popular with families and newcomers.

Other good options:

  • Morphett Vale (south) — Balanced price and location.
  • Port Adelaide / Semaphore — Vibrant, closer to the beach, improving rapidly.

Safer / More expensive inner suburbs (if budget allows): North Adelaide, Norwood, Kensington Gardens, Glenunga.

How to Rent in South Australia (2026 Rules)

Inspections

You (or someone on your behalf) should view the property in person before applying. Book inspections via realestate.com.au or domain.com.au.

Rental Application

From January 2026, landlords and agents must use the official standard form Form A1. You cannot be asked for prohibited information.

The Bond (Security Deposit)

  • Maximum 4 weeks’ rent for properties under $800/week.
  • Up to 6 weeks’ rent for more expensive properties.

The bond is lodged with Consumer and Business Services (CBS) and protected by the government.

Rent Payments

Rent is usually advertised weekly, but you may pay fortnightly or monthly in advance.
